A Company will build 4 Towers on the Malecon
With an investment of 30 million dollars Proa Group will start in November of 2008 the construction of the complex of condominiums “Breath Mazatlan” which will consist of 4 towers of 16 floors in each building with total of 144 units.
The complex will be located between the Hotel Aguamarina and Torre Azul, on the malecon in an area of an extension of 8,000 m2, there mentioned Francisco Prieto, Architect and investor of Breath Mazatlan.
Yesterday he had a meeting with the Mayor Jorge Abel Lopez Sanchez to formalize the beginning of work and to agree date for the placement of the Breath Mazatlan's first stone that might be realized in the first week of November. He indicated that it will rely on 250 booths and an entrepiso, that it is where there are the common areas, cafeteria, gymnasium, common lounge, among other benefits. He made clear that it is named a green project because 60% of the area will be green, it will rely on a plant of water treatment and will rely on a certification of autosustentabilidad internationally called Leadership Energy and Environmental Design.
"It is a building that concerns the environment as little as possible. This certification forces that from the first day everything is documented that are recycled materials. For what LEED requires it is that the consumption of energy is efficient", he indicated.
"Nothing of the water use will get lost, will pass for a treatment plant to be re-used in the irrigation of garden areas and the roof of the building". There is foreseen that it will rely on 42,000 square meters of construction, for what they will offer an important labor offer.

GREEN PROJECT:
Group Proa, which is integrated by five investors of the Federal District, will construct in Mazatlan a project to which they call "green", because from the beginning it will have a certification of autosustentabilidad internationally.

Construirán 4 torres en el malecón
Con una inversión de 30 millones de dólares, Grupo Proa iniciará, en noviembre, la construcción del complejo de condominios Breath Mazatlán, que constará de 4 torres de 16 pisos cada una y un total de 144 unidades.
El complejo estará ubicado entre el Hotel Aguamarina y la Torre Azul, sobre el malecón en un terreno de una extensión de 8 mil metros cuadrados, mencionó Francisco Prieto, arquitecto e inversionista de Breath Mazatlán.
Ayer sostuvo una reunión con el Alcalde Jorge Abel López Sánchez para formalizar el inicio de obra y acordar fecha para la colocación de la primera piedra de Breath Mazatlán que podría realizarse en la primera semana de noviembre.
Señaló que contará con 250 cajones y un entrepiso, que es donde están las áreas comunes, cafetería, gimnasio, salón común, entre otros beneficios.
"Ya se ingresó la licencia, ya se cumplieron con todos los requisitos que marca el Ayuntamiento, factibilidad de agua potable y alcantarillado. Además se formalizó el arranque de obra que se tendrá en dos o tres semanas", señaló Prieto.
"Primero tendremos la caseta de ventas, vamos a limpiar el terreno y en noviembre iniciará la cimentación de las torres. Se va a construir todo de un jalón, se construirá en una sola etapa, las 144 unidades al 100 por ciento y pensamos terminar en 24 meses".
El proyecto tendrá la cualidad de ser un desarrollo amigable con el medio ambiente, dijo, por ello privilegiarán las áreas verdes, incluso en el techo de la construcción.
Explicó que se denomina proyecto verde porque el 60 por ciento del área será verde, contará con una planta de tratamiento de agua y contará con una certificación de autosustentabilidad internacional denominada Leadership in Energy an Enviromental Design.
"Es un edificio que afecta al medio ambiente lo menos posible. Esta certificación obliga a que desde el primer día todo está documentado que son materiales reciclados. Lo que pide Leed es que el consumo de energía sea eficiente", indicó.
"Nada del agua de uso sanitario se perderá, pasará por una planta de tratamiento para ser reutilizada en el riego de áreas jardinadas e incluso de la azotea del edificio".
Se prevé que contará con 42 mil metros cuadrados de construcción, por lo que ofrecerán una importante oferta laboral.
"Todo lo hemos desarrollado en México, desde hace tiempo habíamos estado negociando construir aquí y con posibilidades como lo queríamos, principalmente en el malecón. La idea era hacer un desarrollo que fuera auténtico y el malecón nos da eso", agregó Prieto.
Los precios de los departamentos irán desde los 150 mil a los 500 mil dólares.


PROYECTO VERDE:
Grupo Proa, que está integrado por cinco inversionistas del Distrito Federal, construirá en Mazatlán un proyecto al que le llaman "verde", porque desde el inicio tendrá una certificación de autosustentabilidad internacional.

* Se harán cuatro torres.
* Tendrán 16 pisos cada una.
* Entre todas sumarán 144 departamentos.
* Habrá un espacio para 250 cajones de estacionamiento, cafetería, gimnasio y salón común.
* Privilegiarán las áreas verdes y el tratamiento de aguas residuales.
